24 DISTRICTS IN TURKEY COULD BECOME NEW PROVINCES: WHAT IT MEANS FOR THE REAL ESTATE MARKET


Discussions about increasing the number of provinces in Turkey from 81 to 105 have resurfaced. According to data based on the criteria of the Turkish Statistical Institute (TÜİK), 24 districts across the country currently meet the requirements to obtain provincial status.

To qualify, a district must have a population exceeding 100,000 residents, be located at least 30 kilometers from the administrative center of its current province, and demonstrate sufficient economic development and infrastructure. The final decision rests with the Grand National Assembly of Turkey.

Among the most notable candidates are Alanya and Manavgat in Antalya, Fethiye in Muğla, İskenderun in Hatay, Tarsus in Mersin, as well as Bandırma, Çorlu, and İnegöl.

For the real estate sector, gaining provincial status could have significant long-term implications. Historically, regions that receive greater administrative importance often benefit from increased public investment, infrastructure upgrades, transportation projects, and stronger business activity. These factors can enhance property demand and attract both domestic and international investors.

Alanya, in particular, stands out as one of the strongest candidates. With a population exceeding 370,000, a thriving tourism industry, and strong international demand for real estate, the district has long been considered a potential future province.

Experts note that meeting the established criteria does not automatically guarantee a change in administrative status. Nevertheless, being included among the potential candidates highlights a district’s economic significance and growth potential, making it an attractive destination for real estate investment.

At present, no official decision has been made regarding the creation of new provinces. However, the issue continues to attract close attention from local authorities and the real estate industry.
