Obligation of foreigners to exchange foreign currency in real estate purchases.


There have been changes in real estate sales transactions for foreign buyers. According to the circular dated January 24th, 2022:

Foreign exchange with the selling price; It is deposited with the relevant banks by the buyer, seller or their authorized representatives and sold to the Central Bank at the exchange rate set by the Central Bank, with mandatory attachment of a statement on the foreign currency purchased and the execution of this transaction within the framework of Article 13 of the Circular on the movement of capital.

With this foreign currency exchange document (DAP), which can be obtained from the banks, the parties can go to the land registry and cadastral offices and start the sales process.

The Turkish lira amount entered in the foreign exchange purchase document is reported by the persons concerned to the land registry as the sales price.
